 Our ITD^® Team (engineering and construction personnel) collaboratively evaluates value-engineering designs, materials and methods efficiently and accurately. Value engineering and constructability are utilized continuously and more effectively when the engineers, contractors and vendors work as one during the entire design and construction process.

Because design and construction are overlapped (and because bidding periods and redesigns are eliminated), total design and construction time can be significantly reduced. Design-build is ideal for the application of “fast track” construction techniques without associated risks to the owner. Material and equipment procurement as well as construction work can begin before construction documents are fully completed. The resulting time savings result in lower costs and earlier occupancy of the completed facility. Earlier occupancy equals faster time to revenue and happier tenants.

Change Orders can run as high as 35% of the project value. With Design-Build, one PM manages multiple scopes. It also encourages transparency in pricing, allows more effective channel and manufacturer management, and enhances collaboration with GC and trades.
